Will home prices continue to rise?
The simple answer is yes.
The reason for that prediction is that our supply of homes for sale is low, but buyer demand for homes is high.
Suppose you booked a trip to Jamaica a year in advance.
You'd get a great deal for it because there were a lot of available trips when you booked it.
If you went to purchase the trip only a month in advance, the supply would be much lower, if there were any trips available, and the price would be higher.
In the end, as long as our home inventory stays low, the prices will keep rising.
Today I'll talk about wire fraud.
If you're a buyer in the middle of purchasing a home and you receive an email from your escrow officer with wiring instructions, be careful.
Everything might look legit, including the email signature, but many people get tricked into wiring thousands of dollars only to find out that the escrow officer never received it.
This recently happened to one of my buyers.
She received a seemingly legit email with wiring instructions, so she went to the bank and wired almost $600,000.
It's no secret that today's market is favored towards the seller.
If you're looking to sell your home, it's highly likely you'll find yourself in a multiple-offer situation.
Today I'll go over how my team handles multiple offers.
The first thing we do is follow up with every agent and buyer to make sure they've submitted their best offer.
We want to make sure every buyer has an opportunity to give you the best deal they can.
Next, we consider your timeline.
Do you need to move quickly, or are you looking to stay in your house while you look for a new place?
For the exterior of your home, remove hoses and any other tripping hazards, sweep your front porch, and remember that your curb appeal is crucial.
If you have a pool, you should skim it and be cognizant of the fact that backyard living is extremely desirable here in Arizona, so ensure your backyard is inviting.
Inside your home, open all the windows and blinds, replace any burned-out light bulbs, and turn on all the lights.
You should declutter all your countertops because they're buying your home, not your personal items.
