OHR Realty has access to ALL commercial real estate available in the greater Austin area and all of Texas. Unlike those listing agents/companies that are limited to only showing those that they represent, OHR Realty has access to, and will show all properties that are available and fit your needs and budget, no matter who the owner is.

While the listing agents/companies job is to get the best deal for the owner of the commercial property, OHR Realty has a responsibility to protect the interests of the lessee and purchaser.I will see to it that clients are guided through all stages of the lease and purchase process to ensure the best deal for my clients. OHR Realty is not compensated by the client, but rather the landlord leasing the property, and in most cases, the seller of purchases.

I have been an Owner's Representative as well as a Tenant's Representative. This gives me a unique advantage of both sides and what it takes to get a fair lease or purchase done. My expertise is in the Greater Central Texas area, though I am knowledgeable and experienced in my field to assist my clients anywhere in Texas.

Oscar Rivas began his real estate career 20 years ago at one of the largest, full-service real estate companies in Texas.
Oscar first began in the Investor Relations department where he raised money from accredited investors and played an integral role in providing funds for commercial property purchases.
He then transferred to Senior Property Manager and then Senior Leasing Agent where he excelled as a top performer within the company and the Houston market.
Oscar's passion for working with other real estate professionals and business owners as well as the understanding of commercial real estate is what led him to start OHR Realty, LC in 2016.
The initial process will begin with the inquiry of a particular lease space or property that the client has interest in, or I can use my search methods and connections to those in the industry to find the right property at the right space.
I will include my experience in due diligence with detailed reports of demographics, traffic count, projections and cost information so my customers can make an informed decision that fits their needs and budget.
The first impulse of those wanting to "get into real estate" is to own a rental house or do a rehab like you see on TV.
Having done both, I'll say, think again.
I divide the real estate investing process into 3 steps: 1. Seed Capital 2. Growing Wealth 3. Maintaining Wealth.
Most investors get these mixed up, and that's a very costly lesson, so let me explain.
Seed capital is the process of making money without money, or very little ($5K or less).
In the prior newsletter I illustrated how to do a "sandwich lease option", turning $1,000 into $25,000.
