Henry Bandet founded the HG Capital funds in 1995, and is a Partner in HG Capital.
He has originated and structured more than $1.5 billion of value add and opportunistic real estate investments in the Western U.S. Prior to founding HG Capital, Mr. Bandet was the President of the Hunting Gate group of companies, a diversified real estate business with offices in California and England.
He holds a California real estate broker's license.
Mr. Bandet graduated from Stanford University with a B.A.S. degree in Economics and a B.A.S. degree in Applied Earth Sciences, both with honors.
The original Hunting Gate company and investment entities were founded near London, England in 1946.
In the U.K., Hunting Gate engaged in a broad range of real estate-related investment activities, including development, construction, management, and investment in both commercial and residential assets.
Hunting Gate Investments, Inc. was subsequently established in 1976 in California as a separate legal entity to invest in California real estate.
The company accumulated a portfolio of assets in Northern California and then formed HG Capital in 1995 to better serve the increasing demand for private equity capital.
HG Capital is committed to a strong alignment of interests with its investors.
The firm's principals have invested in excess of 10% of the capital deployed by HG Capital.
The firm maintains institutional standards for fund governance and transparency.
HG Capital's principals have worked together in the firm since its inception in 1995.
The stability of the team and the focused investment strategy have been key factors in the firm's success.
Over the last twenty years, HG Capital has developed long term relationships with expert operating partners.
Traditional real estate investment entities such as pension funds, REITs, investment banks, and most opportunity funds, must typically deploy large amounts of capital.
Yet, relatively few real estate assets are large enough to meet their criteria.
The result is a competitive and efficient market.
The "winners" are the ones with the lowest cost of capital who can pay the highest price in a bidding process.
Furthermore, as the majority of investors in such entities are non-taxable, the investment strategies are not usually optimized for tax efficiency.
HG Capital's principals have full discretion to make all investment decisions and are not constrained by investment committees or review boards.
The firm can therefore provide timely and informed decisions to its operating partners.
HG Capital's principals are significant investors in each of the HG Capital Funds.
The principals work in an entrepreneurial fashion with each operating partner to maximize risk adjusted returns on a tax efficient basis.
Given HG Capital's wide discretion and long term outlook, the firm can tailor each investment structure according to the requirements of the project.
