Services
In order to secure a unit and allow us to move forward with your application, you must place a HOLDING FEE on the unit.
Holding fees are accepted on a first come, first serve basis and only 1 holding fee is accepted per unit.
The holding fee is equal to 25% of one month's rent and must be paid with either a cashier's check or a money order.
The holding fee turns into part of the Security Deposit if APPROVED but if you decide to not move into the unit or Back Out then it is FORFEITED.
The holding fee is Refundable if your applications are DENIED.
PLEASE NOTE BEFORE YOU APPLY TO PLACE A HOLDING FEE ON A UNIT (1 holding fee accepted per unit) Every person over the age of 18 who plans to live on the property will need to submit an application.
All people who will be living at the property over the age of 18 must send in their own individual application.
Once you have submitted your application and payment you will receive an email confirmation/receipt indicating you have successfully submitted your application.
In addition to your application, we require all applicants to submit a pet screening profile whether you have a Household/ESA/Service animal or no animal at all please submit the pet screening information:.
Tenants have access to what is referred to as the tenant portal; this will be activated after the lease has been completed.
Tenants can use the tenant portal for everything including creating maintenance requests, paying rent, staying in touch with property managers, and receiving any necessary notifications regarding their property.
Making a rent payment with an eCheck, using your bank account and routing number, is the easiest option and there are no additional fees.
After this payment, you will automatically receive an emailed receipt, and the payment will be posted to your tenant account without any delay.
Submit your Notice of Intent to Vacate online via your tenant portal, we require at least a 20-day notice period before your lease ends to provide us with ample time to list the unit.
Review the cleaning guidelines for all necessary information about how to thoroughly clean your unit and prepare it for final inspection.
Please cancel all Auto-Pay information to prevent further payments in your AppFolio Tenant Portal.
Replacing any burnt-out light bulbs inside the unit as well as in any porch light fixtures.
Please be aware that not all Landmark properties will allow for pets.
If you want a pet in an allowed unit, please contact your Assistant property manager or Property manager.
You will need to complete a pet screening application and provide a picture of the pet, proof of vaccination for rabies (Cats and Dogs), and a copy of your city license (Dogs only).
If approved, Landmark may ask for a non-refundable Pet Fee deposit as well as an additional "Monthly Pet Rent."
Under the Fair Housing Act and Washington State ADA guidelines, applicants or residents requesting to live with a service animal must provide written documentation by a medical professional, a peer support group, a non-medical agency, or a reliable third party who is in a position to know the individuals need for reasonable accommodation that utilizes strong verbiage and emphasizes the necessity of the accommodation.
