If I do not have the specific property for sale that you are looking for, I am willing to work with you to find that Montana Farm, Ranch or Recreational property, as a Buyer's Broker, whether it's actually listed, or not.
It is within your rights to approach as many Brokerage firms as you like.
However, I see so many frustrated Buyers working with 5-10 different Brokers and getting more confused by the hour.
So, when they sell at today's appreciated prices, the Sellers face a very large Capital Gains Tax.
There are only two legal methods for Sellers to avert this Capital Gains Tax bite.
One way is to put the ranch property into a Charitable Remainder Trust, prior to any sale.
The other method is to execute an Internal Revenue Code Section 1031 Tax Deferred Exchange.
You may combine both methods and execute a 1031 Exchange on a portion and as well as a Planned Charitable Gift on another portion of the sale.
Donating appreciated Real Estate such as a farm, ranch, or recreation parcel to a Montana Charity can benefit the seller in two ways.
First, the donor can avoid up front capital gains taxes and generate a charitable deduction.
Planned Charitable Gifts can be used by themselves or in combination with 1031 Exchanges to reduce Capital Gains taxes.

However, you give up your rights to subdivide, for perpetuity.
You can also give up rights to mine for minerals or harvest timber or a number of other private property rights.
