I am honored to continue Diane's tradition of offering "real" Lake Norman real estate news and information about our beautiful region. When I set out to write this blog no one else in the Lake Norman area wrote one so I broke a lot of ground and had a great time doing it. You will probably find that I write quite enthusiastically about Lake Norman and about life here.

This Absorption Rate tool is one of the coolest and most important you can use to help you determine the micro trends in our Lake Norman housing market, even by neighborhood!
Simply put, the Absorption Rate is a basic mathematical formula used to determine how many months it will take to sell the current number of active listings based upon the present rate of sales.
Economists say that a balanced housing market should have 6-8 months of supply of active listings.
An absorption rate higher than 8 months would indicate a buyers' market.
When my husband and I purchased a home in Lake Norman and moved here from California back in 2005 I felt confident about the home-buying process since I had been a Realtor in California for the past 14 years.
It wasn't until I started taking the real estate classes to get my North Carolina license well after our move that I realized how little I had been taught by our Lake Norman native Realtor about the real estate process and the area in general!
He simply didn't understand what we didn't know.
September surpassed our expectations with 236 closed single-family homes, almost matching August's 238 closed units.
It was a record-breaking September, with only one other year (2017) where closed units exceeded 200.
Year over year, September closings were up 38%, in comparison to 2019's 171 closings during this period.
We also had a significant increase in the average sales price, which jumped from $495,425 to $719,374, a 45% increase!
This was largely due to 44 homes selling over one million, and one topping out at $6,300,000 in Norman Estate of Denver.
I came so close to loosing my dear Mr.
Kitty this week.
Not because he was so sick, but because of a Vet who lacked confidence, experience, and the understanding of just how important it is to empower her clients with the knowledge necessary to make the best decisions during tough times.
I took 19-year-old Mr Kitty to my regular vet in Mooresville on Thursday because he had virtually stopped eating.
I knew he had lost a lot of weight over the past 6 months and that his quality of life was likely to diminish at any time.
