The Pelham Group NW
Home buying can be a complicated and time-consuming process, however, our proven system will take the load off your shoulders and keep the process on track to help you find your dream home. Our sales process is designed to get the maximum number of people through your home while limiting the stress on you. We guide you through the entire journey from start to SOLD.

Our staging is rooted in the Psychology of Sales. All steps are designed to reach the buyer on a subconscious level to build value and maximize your home's positive emotional impact on them. In the past, we operated a large-volume real estate practice, closing up to ten transactions in a 30-day period as an individual agent. While this model was financially rewarding, it felt that something was lacking.

In September of 2016, we made the conscious decision to keep our real estate practice small, with the goal of working with no more than two active buyers and three active sellers on average at a time. This would allow enough time to connect with clients and focus the gained time and attention on providing a higher level of service.

Six-Word Lessons on Selling Your Home in Seattle: 100 Lessons to Maximize the Results of Your Sale (The Six-Word Lessons Series).
A bidding war-the Holy Grail of real estate-is something that every homeowner and real estate broker would like to achieve.
Even in a hot market, top dollar returns do not happen automatically.
How can you be certain that you are not leaving money on the table?
In this book, the author, Kim Pelham boils down all her best advice into concise nuggets of wisdom to help you find the potential in your home and maximize your return when you sell.
BAM! Another Buyer under contract for LESS THAN LISTING PRICE!
I negotiated $60,000 off the purchase price of this classic north Everett home for my Buyer client.
LESSON ONE: You can't overprice your home.
If the seller had listed this home for $575,000, they would have had a bidding war and probably sold for $625,000 and maybe even got to their list price of $650,000.
Instead, they tried to get the bidding war price without doing the bidding war process.
LESSON TWO: The more flaws the home has, the more important staging is.
When you're looking for the perfect home, the details matter.
We use our years of experience to advise you on the Seattle market and help you find the right house at the best possible price and terms to maximize your buying power!
As your Broker, we work with you to find a home you love.
Not just any home so we can close the deal, but the home that works within your budget and meets your needs - for both now and in the future.
We visit more than 100 homes a month, which means we know a hidden gem when we see it and can help you see the potential (and pitfalls) of each property.
