He is a graduate of the University of Nebraska-Omaha and has earned degrees in Real Estate and Land Use Economics, Finance & Banking, Investment Science & Portfolio Management, and Commerical Real Estate Finance. Tim has worked in and around real estate for nearly his entire life. Growing up, his family owned rental real estate which is where his first experience with tenant relations began. While attending college, Tim worked full-time for a large management company and learned the details of how to manage income producing properties.

read more › If you are interested in applying for one of our available properties, you will need to fill out an online rental application. Each adult that will be living at the property will need to fill out their own application. The fee to process an application is $25.00. You will also need to fax or email a recent paystub. The application process generally takes 2 to 3 business days after which your application will either be approved or declined. If your application has been approved, the next step is to put down the security deposit to take the property off the market and reserve it for you.

read more › When you sign a lease with us you are required to have renter's insurance. Our insurance only covers the building where you live - not your belongings or your liability for accidents. If your possessions are stolen during a break-in or damaged by a fire or severe weather, a renters insurance policy can allow you to recover their value. If someone is injured during an accident in your home, renters insurance can help protect you in the case a liability lawsuit. Have you ever added up the value of all your property - computers, electronics, jewelry, clothes, furniture, maybe even something particularly valuable like an engagement ring, art collection or musical instrument?

read more › If your home is located within the city limits of Omaha, trash service is included in your rent. If your home is in an SID or outside the city limits, its possible that you will have to contract for trash service on your own. Refer to your lease package for details. read more › Property management is not a high margin business so the commissions may be less than what you are accostumed to. When you refer a tenant and we sign a lease with them, we'll pay you a $100 referral fee when the tenant moves in. If you refer a property owner and they sign a management and/or leasing agreement, we'll pay you $250, plus return the listing back to you when the owner is ready to list it for sale. We will protect your referrals at all times. We are not in the business of representing buyers and sellers so you don't have to worry about referring a client to us and losing out on a future sales transaction.
