On behalf of private investors, families, and institutional partners, we buy and operate multifamily real estate with the goals of cash flow, appreciation, and preservation of investor principal. Find underperforming properties with attractive capitalization rates in markets with positive economic and demographic trends. Use our long-term lender relationships to obtain attractive intermediate to long-term financing for property acquisitions.

Upgrade unit interiors and significantly improve community amenities, with a focus on green initiatives. Increase property management efficiency to reduce expenses, increase income, and reposition properties as necessary. With the significant capital and operational improvements during the holding period, generate profitable sale prices. We have grown our portfolio through multiple economic cycles.

Starting with our first acquisition of 16 units, our portfolio has risen to 21,995 units under management as of Q2 2021. Our reputation as owners and strong industry relationships allow us to execute consistently high transaction volumes.

Hamilton Zanze is excited to share our latest white paper, produced with research from CBRE Strategic Investment Consulting (CSIC), where we examine 10 of the ways Section 1031 like-kind exchanges benefit everyone from renters to small business owners and the economy as a whole.
Even before recent changes, all types of investor groups have long been attracted to the sector, from small private buyers to public REITs and large institutional players, domestic and international.
Hamilton Zanze is excited to share our latest white paper, produced in partnership with CLA, the nation's eighth-largest accounting firm.
Named after Section 1031 of the Internal Revenue Code, 1031 Exchanges allow a property owner to sell one property and reinvest the funds in a new one.
This extends the date on which capital gains taxes are due.
Taxes are instead paid when the new property, or one at the end of a line of exchanges, is eventually sold.
These are also referred to as like-kind exchanges.
With benefits for the economy, local communities, and the public interest, the 1031 Exchange tax policy is a valuable resource for millions of individuals and families looking to achieve their dreams.
